1. Holmes Estate Group Ltd provides luxury serviced accommodation and property management services. All bookings, partnerships, and website use are subject to these Terms and Conditions, which may be updated periodically without notice. Continued use of our services implies acceptance of any updates.

2. Bookings and Payments All bookings must be made through our official website or authorized booking platforms. A deposit or full payment may be required to secure a reservation. Prices are subject to change but confirmed bookings will be honored at the agreed rate. Accepted payment methods will be detailed during booking. Failure to make full payment or adhere to payment timelines may result in cancellation of the reservation.

3. Check-In, Check-Out, and Property Use Check-in and check-out times will be communicated prior to arrival and must be respected. The booked property must be used solely for residential accommodation purposes. Events, parties, or commercial activities are strictly prohibited unless agreed in writing. Guests are responsible for maintaining the property in good condition and for any damage beyond normal wear and tear.

4. Cancellations and Refunds Cancellation terms, a full refund can be returned to the booker as long as notice is given 7 days prior to the check in date, reservation changes after this time will not be eligible for any refund or compensation.  Holmes Estate Group reserves the right to cancel a booking in the event of unforeseen circumstances, safety concerns, or property maintenance issues.

5. Guest Conduct We maintain high standards of hospitality and expect our guests to do the same. Smoking is not permitted inside any property. Pets are only allowed in designated properties with prior approval. Excessive noise, damage, or behavior causing disturbance to neighbors will result in immediate termination of stay with no refund.

6. Liability Holmes Estate Group Ltd is not liable for: Loss or damage to personal belongings during the stay. Injury, accident, or illness occurring on the premises, unless caused by negligence on our part. Indirect or consequential losses resulting from website downtime, errors, or booking cancellations. Guests are encouraged to obtain suitable travel and property insurance.

7. Partnership Agreements (Landlords) Landlords partnering with Holmes Estate Group Ltd under Fixed-Rent or Management Agreements are subject to individual contracts setting out specific terms, including payment schedules, responsibilities, and termination clauses. These Terms and Conditions do not override the terms of any signed landlord agreement.

8. Privacy and Data Protection Your privacy is important to us. We handle all personal data in compliance with the UK Data Protection Act and GDPR regulations. For further information, please refer to our Privacy Policy.

9. Governing Law These Terms and Conditions are governed by and construed in accordance with the laws of England and Wales. Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.
